Are Your Listings Available in Real Time? ... In a recent presentation this question came up: How much information should a broker make available over the web? Amongst brokers (this was a pretty square state), the feeling was "Put up enough to whet the appetite of prospect so that he calls me; but don't put up too much information." The idea was that, if a broker put up too much information, a prospect might not call or, worse, a residential broker might want to coop a deal. But I said, "Put it all out there. Save time responding to information inquiries. You get paid for your market knowledge -- the Why, not the What." And now I've got a broker, BT Commercial, that I can point to as a great example. BT Commercial provides commercial real estate services for leasing and sales from San Jose through San Francisco to Sacramento. Check out BT's new Web Marketing Center (click Properties). According to Jason Berry, BT's Chief Operating Officer, when an exclusive property listing enters their internal database, their public web site is updated in real time. And by July, Berry states that clients will be able to register their criteria and receive e-mail alerts when properties enter the system. Very cool. --Peter |
