Hey, BOMA Changed the Rules... "Probably the most important factor causing floors to 'expand' was the release of the latest BOMA 1996 Standard in which Building Common was introduced." That's Steve Orser of Lasertech Floorplans commenting on last week's Dispatch Amazing But True: (Net Rentable) Space Expands! (Oct 12). And as official consultants to BOMA on measurement standards, Lasertech should know.
No wonder buildings grew. And even after 1996 net rentable square footage can still grow (slightly!). "Sometimes areas such as cafeterias, exercise gyms or daycare centers may change in their operation/ownership and affect the Building Common." But Orser has also measured buildings that have shrunk. "For example, measuring space to the building exterior rather than to the 'dominant portion' (inside finished surface or glass line typically), and perhaps even including areas in Rentable which are not allowed under BOMA (e.g., stairwells, elevators, exterior deck or courtyard areas, parking areas)."
