1. WEB SUCCESS. PIX (Property Information Exchange, Inc.) is a service that connects principal investors with selling brokers. Fred Rossi of PIX reports that "the web is becoming a greater factor in our ability to move reliable information in a timely fashion. Recently a Mid-Atlantic investor just starting an acquisition effort to acquire grocer-anchored, community retail centers found my web address at the New England Real Estate Journal site. The investor sent me an e-mail. I responded and e-mailed some PIX information. He soon completed our contract and is now a client." 2. NEW AND NOTABLE. MIG Realty Advisors represents pension fund investors specializing in apartment properties nationwide. The Shopping Center DealMaker's Handbook® publishes a deal making system with 60+ forms relating to retail leasing. The Erie Coast Appraisal Group provides appraisals, market studies and consulting services from Toledo, OH. Visimark, which has developed a visual system for managing and marketing real estate assets, shows off its product nicely at its web site. ASI International develops and markets real estate management software using Lotus Notes. 3. TELERES. For several years Teleres, a joint venture between Dow Jones and Aegon USA, has been developing and marketing a proprietary real estate information service. Recently Teleres launched its web-based subscription service, "Teleres Executive News & Reports," for $99 per month (limited time offer). If you need extensive news and market information, you should look at this service. Youll find dozens of news stories daily, market reports and real estate publications. Reports providers include Grubb & Ellis, LeaseTrend®, New America, SIOR and ULI. Publications include Crittenden Newsletters, the Institutional Real Estate Letter and the Real Estate Forum. Teleres produces its own statistics on 17 major markets nationwide. 4. RESICOM'S REAL ESTATE REPORTS. RESICOM Analytics, Inc., based in Atlanta, GA, provides demographic reports nationwide to help you evaluate the risk of property investing. At a cost of $16.95, each 7-page report provides "past appreciation history and future appreciation potential for almost any property residential or commercialin the U.S." The free RESICOM Commercial Index provides the price per square foot and rent per square foot averages for retail, multi-family and suburban Office units in 25 major cities. This site offers an intriguing look at how large volumes of demographic and economic information can be converted into simple factors, like "Speculation Assessment" and "Future Probability." 5. NEW TOOLKITS. I posted new Toolkits this week for Detroit, Indianapolis and Las Vegas. PIKENET TOP 10 LISTS. When I launched PikeNet in March 1996, it was difficult to find ten good commercial web sites. As the number of good sites grew over the past 14 months, I added many categories of Top 10 Lists, e.g., Asset Managers, Regional Brokers. But, as the quality of sites has grown and the differences between sites have become nuances, the value of these lists has diminished. In the future Ill publish lists of all sites that are 5-star rated and other lists of "favorite" sites that I think are worthwhile visiting. Stay tuned. 7. SUBSCRIBING AND CANCELING.
