1. Property and Anti-Property Web Sites. In response to last weeks Dispatch, Maurice Gatien of Canadas eSPACE mentioned 250 Yonge Street (Toronto) web site, which his firm has recently done. Although it is not apparent to a public visitor, according to Gatien, "The site has been designed so that it can be managed from the desk-top of the leasing rep, without the need to involve the cost (or delay) of having an HTML programmer make changes. A remote admin center allows access on a password-protected basis. This allows same-day changes in text or in information about available spaces." And now for an anti-property web site Forristall Enterprises, a Florida general and demolition contractor, has a "DemoCAM" of a Sarasota hotel under demolition to make way for a Ritz-Carlton Hotel. Every five minutes Forristall captures a frame from a video camera and uploads it to their web site. 2. Web Success--Cap Rate Properties Sells NNN. Dean L. Curci of Cap Rate Properties in Newport Beach, CA, recently closed a transaction as a "direct result" of listing a $1.8 million Staples net leased property at his web site. In this 45-day virtual transaction, "Cap Rate Properties did not ever meet the buyer or the buyers agent Part of the reason we were able to close the transaction so quickly was due in part to e-mailing back and forth the draft revisions of the formal purchase contract." I received an e-mail this week from a corporate real estate director, "Do you know of any information source, on the Web or otherwise, which gives an up-to-date evaluation of all the major lease management/owned property software systems? 4. Web News. Highwoods Properties is a REIT specializing in suburban office and industrial property in the Southeast with headquarters in Raleigh, NC. Korpacz has recently launched its newly designed Real Estate Source Directory with over 10,000 information references. The Asian Property Journal (APJ) provides On-line daily news covering the real estate markets of the Asia Pacific region. 5. Knowledge Base--Inquist Fights Information Overload. Use Inquisit to receive automatic e-mail or pager notification any time a company name or business term is mentioned in over 600 publications (primarily newspapers and news wires). For example, when I signed up, I entered Equity Office, Realty Information Group and "synthetic lease." If I had been a subscriber over the past thirty days, I would have received 46, 5 and 3 articles respectively. A subscription costs $13 a month with the first fourteen days free.
